Open Industrial is an investment company focused on acquiring industrial outdoor storage (“IOS”) properties, a niche subset of industrial properties, which play a mission-critical role in servicing the larger industrial sector.

Michael Rabin
Chief Executive Officer
Michael jointly leads Open Industrial with 18+ years of experience in real estate acquisitions, dispositions, financing, leasing, and asset/property management. He has worked on over $1.5 billion of direct property acquisitions/dispositions, REO/note acquisitions and JV equity transactions.
Blake Potolicchio
Co-Chief Investment Officer
More than a dozen years of experience in real estate acquisitions, dispositions, financing, asset management, and leasing. Prior to Open Industrial Blake spent 13 years spearheading a local private equity real estate fund’s strategic direction focused on acquisitions, entitlement, leasing and asset management.
Jared Okun
Co-Chief Investment Officer
Jared Okun brings over 17 years of experience in real estate acquisitions, dispositions, financing, asset management, and leasing.  Jared’s career has centered on acquisitions and raising non-institutional capital for commercial real estate transactions, in addition to brokering third party deals.
Guggan Datta
Chief Operating Officer
Seasoned technology executive and entrepreneur with 20+ years of operational experience growing businesses. Prior to investing in real estate, Guggan founded and sold a legal technology business. After assembling a portfolio of retail assets, he then built a software platform to aggregate forward-looking investment and development data across the nation's largest MSA's.
Peter Shkreli
Chief Development Officer
Over twenty years of construction project management experience in $500M+ of large-scale mixed-use, office and residential assets.  As Director of Construction for a DC based real estate fund, Peter managed entitlement, development and construction of ground up and existing, income producing properties.
Joshua Gurland
Senior Director
With more than 30 years of commercial real estate experience, Joshua has leased and/or sold mutli-family, office, retail, and industrial properties. Immediately prior to joining Open Industrial he was Senior Vice President of Commercial Leasing for a regional development company, responsible for a one million square foot portfolio of properties.
Rob Foa
Director
Rob brings 20 years of commercial real estate experience to the Open Industrial team. Over his career, he has participated as a broker, principal, developer, and strategic advisor in all aspects of the value creation process including acquisition, disposition, entitlement, leasing, design, and project management of real estate projects across a broad spectrum of property types.
Dan Berger
Director, Development
Development and construction professional with over 15 years of experience in the land development and civil construction industries. Throughout the course of his career, Dan has overseen the delivery of 600+ lots for both public and private homebuilders and managed large-scale infrastructure projects for a leading regional civil contractor.
Michael H. Hutton
Director, Asset Management
Commercial real estate professional with a multidisciplinary background, concentrating on industrial and retail asset classes. With over a decade of experience, Michael held asset management, capital markets, and development positions with family office, private equity, consulting, and publicly traded organizations.
Steve Porter
Controller
Multi-faceted real estate professional with a career-long record of financial management and investment sourcing success for leading organizations. Over the last 15 years Stephen has held both front-of-house and back-of house positions in private equity, family shops, and brokerage; leveraging his experience in accounting, finance, and sales to better teams.
Matt Potolicchio
Senior Manager, Acquisitions
Matt focuses on Acquisitions and Asset Management for Open Industrial. His primary responsibilities include underwriting, leading due diligence, and coordinating financing efforts. Prior to Open Industrial, Matt worked as an Acquisitions Analyst, supporting $750M+ of property acquisitions for a prominent owner/developer.
Chad Pitts
Senior Analyst
Chad supports underwriting, due diligence, and financing efforts for Open Industrial. Prior to Open Industrial, he worked in Senior Analyst roles for several publicly traded real estate companies in the DC Metro area. Chad holds a M.S. in Real Estate Development from the University of Maryland.
Alex Wolff
Associate
Alex focuses on sourcing off-market opportunities for Open Industrial. Prior, he was an Acquisition Manager at Ryan Stuart Development and VP at Congressional Commercial working on retail investment sales and leasing. Alex holds a B.S. in Business Management from Champlain College.
Elmo Alexander
Associate
Elmo joined the Open Industrial team to expand its efforts in acquiring off-market properties throughout its target markets. Prior to this role, he began his real estate career in acquisitions for a group of investors in Raleigh, NC. Elmo is a graduate of the University of Virginia where he studied Computer Engineering.
Sam Ashe
Associate
Sam joined Open Industrial's acquisitions team to expand the portfolio through outbound acquisitions. Prior to this role, he began his real estate career on an industrial team at a leading commercial real estate brokerage firm. Sam is a graduate of the Florida State University where he studied Finance.
Juan F. Gonzales
Accounting Manager
Accounting professional with over a decade of experience in roles spanning both public and private real estate accounting. Juan has managed large portfolios of commercial and residential assets, providing financial analysis, budgeting, and strategic planning throughout.
